Tank or Tankless: Keep Your Hot Water Flowing With Simple Maintenance

Regular water heater maintenance will keep your hot water running no matter where you live or the type of water heater you have. The consensus is that tankless water heaters are maintenance-free, but that’s not true.

Fortunately, many of the maintenance procedures are the same whether you have a gas or an electric water heater or a tankless or conventional tank. The following tips can help ensure you have hot water on demand and extend the lifespan of your water heater.

Flushing

Although a tankless system doesn’t store water, mineral buildup can still occur in the lines, so flushing them will remove it. Flushing your tank heater removes sediment that accumulates at the bottom and can extend the life of your water heater.

Anode Rod Inspection

Only conventional tank water heaters have an anode rod; tankless units do not. The anode rod protects against corrosion buildup and should be checked at least every other year. Annually is better.

Checking for Leaks

Signs of leakage can include puddles of water around the unit, damp areas, or increased cycling to maintain water temperature. This is typically only found on conventional tank units, as tankless units don’t store water.
However, checking the connections on a tankless can ensure they’re secure and not leaking. Leaks can occur around the base, the connections, or the valves and should be addressed promptly.

Pressure Relief Valve Replacement

Both tankless and tank units have a pressure relief valve that prevents excessive pressure buildup. It should function easily. If it doesn’t, it may need to be replaced.

Temperature Adjustment

A safe maximum hot water temperature for household use is around 120 degrees Fahrenheit. Reducing the hot water temperature, especially if you have a conventional storage-tank water heater, can reduce your energy consumption.

Insulation

If you live in an older home or in a cold climate, insulating the tank and pipes can enhance the appliance’s efficiency. This can help lower your utility bill.

Water Quality

Monitor your water quality. If you have hard water, you’re more likely to experience scale buildup, so it might be prudent to invest in a water softener.

Recirculating Pump

Some experts recommend a recirculating pump. This is one way to improve the efficiency of water delivery.
